James Craig Walk – Restorex project
Case study · St James Quarter, Edinburgh

James Craig Walk

A programme-rescue masonry package completed in 2021, including eight rebuilt chimneys, 15 stone dormers and elevation repairs to a Category B-listed Georgian terrace.

Project overview

The challenge

The main contractor approached Restorex to bring the masonry programme back into line after several previous contractors had been unable to provide the resources required. The project was operating under significant contractual time pressure, so the recovery plan had to increase productive capacity without compromising the accuracy expected on a Category B-listed building within Edinburgh’s World Heritage Site.

Restorex delivery

Restorex mobilised and properly resourced the masonry package, working with LDN Architects to resolve the specialist details and recover the programme. The works included rebuilding eight substantial chimney stacks, forming their moulded cope and blocking-course details, completing 15 stone dormer surrounds, and carrying out masonry repairs across the elevations. The high-level stonework was coordinated carefully with adjacent slate and lead junctions.

Outcome

Restorex completed the masonry works in 2021 and helped the main contractor recover a programme under severe deadline pressure. The finished roofscape combines eight rebuilt chimneys and 15 dormers with carefully executed elevation repairs, retaining the architectural character of the historic 1775 terrace within the wider St James Quarter development.
