Look for relevant evidence, not broad claims
Ask for projects that match the building type, materials, scale and operating environment. A domestic repair photograph does not demonstrate the same capability as delivering multi-trade work on an occupied school, tenement or Category A-listed site.
Useful evidence includes project roles, completed scope, consultant involvement, access constraints, before-and-after photographs and how unforeseen conditions were managed.
Test the proposed method
A conservation-led contractor should explain what fabric can be retained, why a material is compatible, how samples will be approved and how water-management details will continue to perform. Be cautious where every defect receives the same repair or the proposal focuses only on making the elevation look new.
Assess delivery as well as craft
