Create a reliable baseline
A maintenance plan begins with a recorded inspection of roofs, chimneys, masonry, leadwork, windows, gutters and drainage. Defects should be photographed, located and prioritised by safety, active water entry, risk of acceleration and operational consequence.
The record becomes more valuable when repeated consistently because change can be distinguished from long-standing appearance.
Prioritise performance before appearance
Loose masonry and active leaks require prompt attention, but less dramatic defects such as blocked outlets, open cope joints or failed sealants can drive expensive deterioration. Budgets should protect the details that keep water out before funding purely decorative work.
Bundle work intelligently
Scaffolding and protection can represent a significant portion of project cost. Coordinating compatible roof, stone, lead and joinery work can reduce repeated access and improve control at interfaces. Restorex can support owners and consultants with quantities, budget allowances and practical phasing before a final specification or tender is prepared.
